THE Martin Property Group has revealed plans to transform a Belfast office building into 120 apartments.
The Derry-based property developer bought Marlborough House on Victoria Street in May 2022.
Formerly the headquarters Tughans, the Belfast law firm subsequently moved to the recently constructed Ewart high-rise office development at Bedford Square.
In the interim period, the building has been used as hub for the Vault Artists collective.
The Martin Property Group has now revealed its longer-term plans for the building, which, subject to planning permission, would see the partial demolition of Marlborough House and the refurbishment of a listed building to its rear.
The company has lodged a proposal of application notice (PAN) to Belfast City Council, a legal requirement for major developments.
The PAN will trigger a consultation, due to commence in October, which will see residents, neighbouring businesses, and interested parties consulted.

The feedback from that process will eventually feed into a full planning application.
A drop-in consultation event is due to take place at Bullitt Hotel on October 5 (1pm-7pm).
A virtual consultation will be hosted at MarlboroughHouseConsultation.com from October 2 October 20.
The Martin Property Group’s early plans indicate a mix of studio, one bedroom, two bedroom and three bedroom apartments.
The Derry developer has built up a significant property portfolio in recent time.
Its Belfast assets include the former Scottish Mutual Building, Ross’s Court, Danesfort, Blackstaff House and Lombard House.
