27-storey building proposal for city campus

EXCLUSIVE

A PROPOSED development in Belfast could see the second highest residential building in Ireland erected beside the new University of Ulster site.

Residents on the edge of the city centre have been presented drawings showing plans which could house up to 3,000 students.

The detailed plans appear to show one tower block at the centre of the development rising up to 27 floors.

Only the Obel Tower, less than a mile away at Donegall Quay, would be higher at 28 floors.

The next highest is Windsor House on Belfast's Bedford Street which has 23 floors.

Carrick Hill Residents' Association have described the plan as a "monstrosity".

Association member Frank Dempsey said they feared the plans would jeopardise areas already zoned for social housing.

"This community is not prepared to roll over. We are not going to sit idly by and watch family homes being demolished in the Carrick Hill area," he said.

"We are in favour of the development of this city but this is going in the opposite direction."

The £200 million 'Northside Regeneration' development is unconnected to the university and is the brainchild of a private developer.

However, the drawings handed to residents include the logo of the Department for Social Development.

A spokeswoman said the department was aware of the proposed development but said no agreement had been reached on the height or size of the scheme.

"This regeneration scheme will have a mix of uses including social housing, retail, hospitality and city living," a spokesman said.

"No agreement has been reached on the proportionality and configuration of the sites in the development area."

Asked about residents' concerns, he said: "While this project is currently at a very early state, the department is committed to effective engagement and consultation with the community."
