Vintage Clermont something to savour

The name Clermont is synonymous with a French rugby super power, based in a university city and surrounded by the Chaîne des Puys - a volcanic province of outstanding natural landscapes, vast lakes and rolling green hills.

You would be forgiven for initially mistaking the above photograph for blissful central France - but its actually a period property called Clermont on the Rostrevor Road in Warrenpoint.

And that’s the real beauty of this stunning home in an equally breathtaking location - if (and it’s a very big if) the weather is doing its part you can let your imagination run wild. You could be gazing over the Cooley Peninsula, Carlingford Lough…or Clermont itself.

The motto of this detached period residence is “Where soul and spirit fly” and it’s fitting because it inspires the feeling that you could be taken just about anywhere.

In terms of a local geographical location the name Clermont stems from Clermont Carn, a peak of the Cooley mountain range that forms part of the stunning vistas. It’s also associated with Viscount Clermont of Clermont in County of Louth, a title in the Peerage of Ireland in the 1700s and revived in the 1850s. The Clermont property was built a decade or so later but there’s no need for a revival here - this is a classic heritage property which still echoes through the ages.

With spacious elegant rooms beautifully constructed in a classical style to take advantage of the natural light, you’ll be drawn continuously to the magnificent panoramic views.

The location for outdoor enthusiasts is as good as it gets, with Kilbroney Forest Park on your doorstep allowing you to further absorb this marvellous region.

This is a vast playground which offers virtually limitless possibilities for thrill seekers, with hiking, mountain biking, cycling and canoeing just some of the activities served up on this east coastal paradise.

Location wise there’s nothing but positives, and the same goes for the property. Elegant period features throughout, with impressive high ceilings and spacious rooms bathed in natural light ensures the surrounding beauty is encapsulated within its confines perfectly.

The four-bedroom property features a wealth of generously-sized rooms and sub-areas providing extra depth, such as an entrance porch and entrance hall, breakfast room, sun room, dining room, drawing room, downstairs WC, kitchen, pantry, utility room, study and two bathrooms.

Clermont boasts many fine features including cornicing and coving and original solid wooden floors, crafted and handled with the same flair of a beautifully executed move on the pitch of its French namesake.

The accommodation oozes comfort and is flooded with natural light, while large reception rooms are ideal for welcoming guests, entertaining and relaxing.

The great outdoors are even closer than you think. A secluded two-acre site with private gardens boast laid in lawns, flowerbeds, trees, shrubs, heated outdoor swimming pool, tennis lawn and stables with separate access.

If that’s not enough, there’s even potential to develop a separate dwelling on the rear paddock/yard area, subject to planning approval. Warrenpoint and Rostrevor also boast a fine collection of bars and restaurants and host popular events such as the Blues on the Bay and Fiddlers Green Festival.

This is a truly outstanding home in an area that provides families with a richly diverse, entertaining and enthralling quality of life and comes highly recommended.

Dublin is just over an hour away, Belfast even less. The daily commute, which is often associated with tedium does not apply in this instance and travelling to and from 44 Clermont is a real treat.

Clermont offers you a unique way of living, where the sea meets the sky and the sky is very much the limit.
