A LEADING UK serviced office provider has set up in Belfast city centre

BE Offices, which operates around 800,000 sq ft of flexible workspace across the UK, has acquired office space in Adelaide Exchange.

BESpoke, BE Offices managed workspace division has acquired 20,000 ft in the refurbished office building on Adelaide Street.

BESpoke managing director, Jonathan Weinbrenn said they are delighted with the newly acquired space.

"The profile and quality of the building reflects what we see the flexible occupier expects in the current market," he said.

“This is an exciting launch for us in Belfast, and we look forward to providing a blend of customised workspace for corporate clients and co-working to the city.”

Ian Duddy of Colliers International, who handled the deal, welcomed the new tenant.

“The addition of BESpoke to an already high calibre tenant roster which includes Liberty IT, Genpact, Vela Systems and Seopa underlines the quality of the building and brings an additional bonus to occupiers as it provides an inherent ability upsize on a short term basis as demand necessitates," he said.

Adelaide Exchange is the only Grade A office building in the traditional Belfast city centre that currently offers floor plates in excess of 9,000 sq ft and with the largest structural grid in the city core offers occupiers the opportunity to space plan more efficiently and to cost more effectively than competing buildings.

This factor played a key part in the deals completed last year to Seopa, Black Duck and BESPoke.

Adelaide Exchange recently underwent a a 14-week refurbishment as part of the development of co-working space in the building

Kevin McKay, managing director of Straben Developments, who bought the building back in 2015, added:

“The addition of BESpoke to Adelaide Exchange enhances the offer of the building further and endorses our investment in the property over the past 12 months.”
