Prime Grade A office space now available in the heart of Belfast
A TOTAL of 60,000sq ft of in demand Grade A office space has become available in the heart of Belfast's central business district.
The space has become available at Adelaide Exchange on Adelaide Street as a result of Belfast City Council's departments re-locating to the former site of the neighbouring Clarendon House.
Current occupiers within Adelaide Exchange include Liberty IT, Wombat and Pharmalink and just last year Liberty expanded their office space by 21,000 square feet in significant investment, which created a number of additional highly skilled jobs.
Adelaide Exchange represents the most efficient and largest available office floor plate within the traditional city office core with a 9 metre clear grid, a factor which offers considerable cost savings. The available floor space is also equally adept for a single occupier or multi-occupancy in combinations of c. 7,000 sq ft up to a floor plate of 16,500 sq ft.
This office space also provides a number of other features including a recently refurbished communal outdoor courtyard and 183 basement car parking spaces.
Lisa McAteer from property agents CBRE expects the site to be popular.
“CBRE's latest Global Prime Office Rents report for H1 2017 has shown that Belfast has the third-fastest growing office market in the world and there is a strong demand for space at this time.”
Ian Duddy from Colliers International, who are marketing the space with CBRE, said that "significant interest" has already been shown.
“We are delighted to be involved with this high profile building and expect a high level of interest in the space due to its unique selling points."
“It is anticipated that new tenants will be found for this immediately available space in the short term with significant interest already being shown," he added.
