AN office building in Belfast city centre’s Cathedral Quarter has been placed on the market for offers in the region of £1,000,000.

19-21 Donegall Street is a period-style four-storey mid-terraced office property which presents the opportunity for a refurbishment and/or a change of use.

The interior layout of the building consists mainly of cellular offices and meeting rooms, but also includes a separate self-contained ground floor retail unit.

David Wright, director at agents CBRE, said: “19-21 Donegall St is a welcome addition to the much-needed supply of office stock in Belfast, and offers a refurbishment opportunity in the city centre.

“This announcement is fantastic news for the city centre and in particular the Cathedral Quarter, which has already been experiencing significant regeneration and development.

“Going forward, refurbishment programmes will prove extremely important in delivering supply into the market quickly.”

While the building is suitable primarily for offices, it could also be utilised for a variety of alternatives including leisure space, subject to necessary planning consents.

The Cathedral Quarter comprises a mixture of business space, restaurants, pubs, hotels and Ulster University’s Belfast campus.

The new £250m Ulster University, just 150 metres away, is due for completion in 2019, increasing the campus to 75,000 sq m and set to attract 15,000 students and staff, creating 8,000 jobs.

Other occupiers in the Cathedral Quarter include the Merchant Hotel, Duke of York, MAC Theatre, Ollie’s Nightclub and PureGym.
